Costs & Additional Costs

While real estate is purchased-sold within Turkey borders, while property is transferred in a land office, 4 % of the current price of the real estate obtained by relative municipalities that will be paid to Land Directorate is paid to the relative banks as title deed fees, apart from the real estate sales figure. In addition to the title deed expenses, 188,50 Lira will be paid to the same bank authorized by Land Directorate along with title deed fees as circulating capital price.

If the real estate will be purchased by bank or foundation credit (armed forces assistance and pension fund, etc.) and the credit is over the current price obtained from municipality, amount of credit using should be presented as the current price on the deed during deed purchase-sales and paid in the relative bank by calculating the title deed fees with this price.

If a foreign national citizen will buy real estate, ege armed commandership permission expenses and translator expenses should be considered as well.


Occupancy permit (individual habitation)

If the real estates that were or will be bought, has no individual habitation, purchaser must pay expense of individual habitation that will be prepared by relative municipalities.


Real Estate Commission:

All real estate companies that have been registered to chamber of trade and industry in formal can receive 3 % of the real estate sales amount from seller and purchaser as real estate commission in formal.


Counsel’s Fee

When real estate is purchased or sold, if it is requested lawyer to carry out required title deed transactions, it will be paid 1 % of the amount of real estate purchase-sales as counsel’s fee.


Real Estate Tax

Real estate taxes are determined by the municipalities where the real estate is located. This price can be paid to relative municipalities as 0,3 % of the current price of real estate as 2 installments or in cash.


Property Insurance

After purchasing the property, we recommend our customers to have their properties insured. If you bought your property by bank credit, property insurance will be done by bank automatically. If the properties you bought without bank credit, insurance companies in the region can help you to prepare insurance for your property. Price of property insurance varies by the location, floor and front of the residence, used construction materials and size of material.


Electric Subscription:

After the real estate you purchased is transferred at the land office, electric subscription should be done for the real estate under your name.

  • New subscription expenses start from 220 TL. (approximately 80 Euro). Subscription price varies by the electrical power tariff. Electric subscription fee is paid only for once.
  • Subscription transfer expenses start from 110 TL (approximately 80 Euro).  Subscription transfer Price varies by the electrical power tariff. Subscription transfer fee is is paid only for once.

Electric unit price for 1 kwh is 0,48 TL (approximately 0,17 Euro)


Water Subscription:

After the real estate you purchased is transferred at the land office, water subscription should be done for the real estate under your name.

  • New subscription expenses start from 353 TL ( approximately 126 Euro). Water subscription fee is paid only for once.

Water unit price for 1 m3 is 2,33 TL (approximately 0,80 Euro)
